Why Dubai campaign pages lose leads, and how I fix each one
The UAE is almost entirely online: DataReportal counted 11.3 million internet users, 99 percent of residents, and 23 million mobile connections in late 2025. Paid traffic arrives fast and on a phone, so these four problems cost money from the first hour of a campaign.

Problem 01
The launch date will not wait
GITEX Global runs from 8 to 11 December 2026, Ramadan is expected from 8 February 2027 and White Friday lands in late November. A page that goes live a week late misses the window. I scope backwards from your date, so copy, both languages, build and tracking arrive in time.

Arabic arrives as an afterthought
The English page is designed first, then Arabic is pasted in: headlines overflow, arrows point the wrong way and the +971 phone field breaks. I design the Arabic and English variants side by side, right to left done properly, and a native speaker on your side approves every Arabic word.

The ad and the page tell different stories
An Arabic Snapchat ad, an English LinkedIn ad and a creator's story all land on one generic page, and the cost of each lead climbs. I give every ad set its own headline, offer and language, so the page carries on from exactly what the visitor just saw.

Dubai property ads need a Trakheesi permit, and the Land Department wants a Madmoun QR code on every one. Licensed banks must name themselves and show their fees. Visitors expect to reach you on WhatsApp. I plan each of these into the layout, and your compliance team approves the wording.

Real estate and off-plan launches
Foreign investment made up AED 148 billion of the AED 173 billion put into Dubai property in Q1 2026, by the Land Department's count. Launch pages need both languages, payment plans, the permit number and a WhatsApp line.

Banking and fintech
The Central Bank's consumer protection standards ask licensed firms to run ads in Arabic and English, show fees or link straight to them, and keep footnotes readable. Sign-up pages have to carry all that without burying the offer.

Wealth and investing
Under the same standards, any forecast of returns must be labelled as illustrative, with a warning about the risk of loss beside it. Investor pages need calm charts, plain risk notes and a simple way to book an adviser.

AI and tech launches
GITEX Global fills Dubai Exhibition Centre from 8 to 11 December 2026, and Expand North Star, which drew 2,050 startups in 2025, runs beside it. Pages must book meetings beforehand and catch leads by QR code at the stand.

Clinics and healthcare
The Dubai Health Authority's social media standards ban claims such as "miraculous" or "the best" and set strict rules for before and after photos. The page an ad opens must keep the same restraint, with booking that works one handed.

Retail, delivery and seasonal offers
Google's research with Visa found November e-commerce sales running 44 percent above the monthly average, and Ramadan and Eid lift spending too. Offer pages need dates and terms that match the promotion permit from Dubai's Department of Economy and Tourism.

How much does a landing page cost in Dubai?
There is no set price; the scope decides it: how many pages and ad variants, whether Arabic and English are both in, who writes the copy, the permit and consent elements, the platform, and the tracking and CRM work. After a free intro call, the written scope arrives with one fixed quote covering all of it, never an hourly bill. Landing page budgets in dirhams are in my Dubai design cost guide.
Can the Arabic version lead instead of the English one?
Yes. When your buyers read Arabic first, the Arabic page becomes the master and the English is adapted from it, so the headline, layout and order of proof suit an Arabic reader. A native speaker on your side approves the Arabic copy; my job is making it read cleanly and convert in a right to left layout.
What does a real estate landing page in Dubai need to show?
Above all, the Trakheesi permit number and the Madmoun QR code, somewhere visible rather than lost in the footer. The Dubai Land Department issues Trakheesi permits for electronic property ads and asks for the Madmoun QR code on every real estate ad, visual or written. I place both near the hero and the enquiry form, sized to scan on a phone, and your broker or developer confirms the rules for each campaign.
Do influencer campaigns change what the page needs?
Yes. Since 1 February 2026 the UAE Media Council has required an advertiser permit from people publishing ads on social media, and brands should contract only permit holders. Ads must be clear and must not mislead, and real estate, healthcare and finance ads need prior approval, so the page a creator links to has to repeat the approved offer exactly. I build a tracked variant for each creator, so you also see who sends real leads.
How do you handle PDPL consent on lead forms?
I design consent the way Article 6 of the UAE PDPL describes it: clear, simple and unambiguous, provable later and easy to withdraw. The marketing opt-in sits apart from the enquiry and starts unticked, because Article 17 lets people object to direct marketing. If you are licensed in DIFC, its own Data Protection Law applies instead. Your legal adviser signs off the wording.
Should leads go to WhatsApp or to a form?
Usually both, tracked separately. In a 2024 YouGov survey for Zbooni, 85 percent of UAE residents said they would rather deal with companies on WhatsApp, so I add click to chat with a message prefilled for each campaign. The form serves people who want a call back, and it says your team phones between 9 am and 6 pm, the window UAE rules set for marketing calls.
Can a page be ready for GITEX, Ramadan or White Friday?
Yes, provided the call happens a few weeks ahead. GITEX Global runs from 8 to 11 December 2026, and the UAE's Astronomy Centre expects Ramadan to begin around 8 February 2027, pending the moon sighting. Book the intro call with your date in hand; the scope works back from it and leaves time for Arabic review and compliance sign-off before the media goes live.
How fast will the page load on phones in the UAE?
Fast, if the page itself is light. DataReportal reports a median mobile download speed above 600 Mbps in the UAE, so slowness usually comes from heavy images, fonts and scripts rather than the network. I aim for Google's good mark of 2.5 seconds for Largest Contentful Paint and test on Android as well as iPhone, since Android carries most of the country's mobile web traffic.
Do prices on a Dubai offer page have to include VAT?
Yes, as a rule. The Federal Tax Authority requires VAT-registered businesses to display prices inclusive of tax, and on a discount the 5 percent VAT is worked out on the reduced price and included in what the customer pays. I design price blocks, struck-through offers and payment plans to show that final figure plainly, and your finance team confirms every number.
